Location & Access Logistics
The site is located on the 18th November Street in Al Mawaleh North, approximately 5km northeast of Muscat International Airport. Access is via the Sultan Qaboos Highway or the Al Mouj roundabout. Ample underground and surface parking is available at The Walk and Marsa Plaza. While Mwasalat bus route 8 serves the general Seeb area, the most direct access is via private vehicle or taxi to the main community entrance.
Historical & Ecological Origin
Launched in 2006 as a public-private partnership, Al Mouj was the first Integrated Tourism Complex (ITC) in Oman. It was constructed on reclaimed coastal land and designed to integrate modern urban living with the natural marine environment. The development includes the Al Mouj Golf course, a certified Audubon International Signature Sanctuary, which protects local bird species and utilizes sustainable water management systems.

The Marina serves as a primary departure point for professional diving, snorkeling, and dolphin-watching excursions to the Daymaniyat Islands. The Walk provides a high-density retail and dining experience with over 80 international and local brands. Best Time to Visit
The optimal time for social activity and outdoor dining is from 17:00 onwards when temperatures decrease and the area is fully illuminated. The winter months (October to April) are ideal for utilizing the golf course and the public beach facilities during the day.

Al Mouj is home to the first commercial-scale artificial reef project in the region, where specialized structures were submerged to encourage coral growth and fish population recovery.
