The development features contemporary Mediterranean-inspired architecture with low-rise white buildings, tiled roofs, and modern glass facades. The landscape is defined by a network of man-made canals, a marina containing luxury yachts, and an 18-hole championship golf course characterized by rolling green fairways and seaside bunkers. The area includes a paved coastal promenade, manicured parks, and public plazas with water features and palm-shaded walkways.

Location & Access Logistics

The site is located on the 18th November Street in Al Mawaleh North, approximately 5km northeast of Muscat International Airport. Access is via the Sultan Qaboos Highway or the Al Mouj roundabout. Ample underground and surface parking is available at The Walk and Marsa Plaza. While Mwasalat bus route 8 serves the general Seeb area, the most direct access is via private vehicle or taxi to the main community entrance.

Historical & Ecological Origin

Launched in 2006 as a public-private partnership, Al Mouj was the first Integrated Tourism Complex (ITC) in Oman. It was constructed on reclaimed coastal land and designed to integrate modern urban living with the natural marine environment. The development includes the Al Mouj Golf course, a certified Audubon International Signature Sanctuary, which protects local bird species and utilizes sustainable water management systems.

Key Highlights & Activities

The Marina serves as a primary departure point for professional diving, snorkeling, and dolphin-watching excursions to the Daymaniyat Islands. The Walk provides a high-density retail and dining experience with over 80 international and local brands. Marsa Plaza functions as a community space for public events and art exhibitions, while the Greg Norman-designed golf course offers coastal play with direct views of the Gulf of Oman.

The community includes multiple luxury hotels, including the Kempinski Hotel Muscat, and a variety of international supermarkets. Public amenities include clean restrooms, outdoor showers near the beach, and baby-changing facilities. High-speed 5G cellular coverage is available throughout the entire development. Best Time to Visit

The optimal time for social activity and outdoor dining is from 17:00 onwards when temperatures decrease and the area is fully illuminated. For photography, the late afternoon provides the best light to capture the marina and the coastline. The winter months (October to April) are ideal for utilizing the golf course and the public beach facilities during the day.

Al Mouj is home to the first commercial-scale artificial reef project in the region, where specialized structures were submerged to encourage coral growth and fish population recovery. A unique community fact is that the marina is the first in Oman to be awarded the "International Clean Marina" status, reflecting its commitment to strict environmental and maritime standards.
